6 kinds of property work.
Guest room to poolside, in contract-grade fabric that survives an island resort season.
01Guest room seating and headboards
Chairs, ottomans and upholstered headboards re-covered on brand standard, room by room, never a whole floor at once.
02Lobbies and public spaces
Sofas, lounge chairs and banquettes for the spaces guests see first, in fabrics rated for constant traffic.
03Hotel restaurant and bar
Booths, banquettes and bar stools turned around between services in cleanable, contract-grade fabric.
04Ballroom and event chairs
Banquet and event seating re-covered in bulk and kept consistent, so a room of 200 chairs reads as one set.
05Poolside and outdoor
Lounger cushions and cabana seating in solution-dyed, quick-dry fabric that takes island sun and pool chemicals.
06Vacation rental turnover
Villa and condo seating refreshed between bookings, scheduled around the rental calendar so units stay earning.
No downtime
The property stays open.
A resort cannot take a floor of rooms offline for upholstery. We work in batches, room by room and public spaces overnight, so inventory stays sellable through the job. COM comes from your brand book, or we point you at contract-grade mills that meet the standard. Everything is sewn at the Arrow Rd workroom and installed on site.

How a property job runs
How hotel upholstery works on Hilton Head.
Walked, phased and installed in batches, so the resort keeps selling rooms throughout.
Walk the property
We walk the rooms and spaces with you, count the pieces and agree the fabric and the standard. A costed schedule comes back.
Phased schedule
Work is sequenced by floor and by space so inventory stays sellable. Public areas are booked for overnight or low-occupancy windows.
Sewn at Arrow Rd
Pieces are collected in batches, rebuilt in the Hilton Head workroom in contract-grade fabric, and quality-checked against the standard.
Installed on site
Fitted back room by room with minimal disruption. Most batches run 1 to 2 weeks, sequenced so the property never loses a block.
The island workroom
Where the island's bench is.
On Arrow Rd, mid-island, close to the Sea Pines, Shipyard and Palmetto Dunes resorts. We come to the property; the workroom is where the sewing happens.

Property questions
Asked by operators.
If yours is not here, call the workroom or put it in the estimate form.
Will rooms have to close during the work?
No. We stagger the job floor by floor and take pieces in batches, so only a handful of rooms are ever out at once. Public spaces are done overnight or in low-occupancy windows.
Can you work to our brand standard and COM?
Yes. We work from your brand book and COM, or point you at contract-grade mills that meet the standard. Fabrics are chosen for the wear rating the space needs.
Do you handle poolside and outdoor seating?
Yes. Lounger cushions and cabana seating in solution-dyed, quick-dry fabric built for island sun, salt and pool chemicals.
Can you turn a hotel restaurant around overnight?
Booths, banquettes and bar stools can be re-covered on your closed day or overnight so the restaurant reopens on schedule.
How fast can a full property be done?
It is phased, so the property never stops. Each batch runs 1 to 2 weeks, and we sequence the whole job so inventory stays sellable start to finish.
